Data
At the outset of
each project, we generate "value engineering reports" in order to
identify options that reduce costs, enhance quality and save time. These
reports provide detailed information helping a client weigh the alternatives
for methods, materials, schedules and costs. All reports keep the desired
design and budget objectives in mind.
The greatest
opportunity for savings can be realized when these reports are incorporated at
the initiation of a project. It is essential that the owner be an active member
of the team and participate in the choices which directly affect the project
and its costs.
Throughout the
building process, Dicon uses a computer designed scheduling program. With this
program, Dicon's staff and field personnel continually monitor the project and
its progress.
Another method
of monitoring projects is the detailed monthly progress reports which include
weekly summaries, job site photos, financial reports, a written narrative of
the project's status and other information pertinent to a particular job. These
reports allow our clients to be continuously apprised of the progress of their
project.
"Partnering"
Everyone in the
construction business today is talking about "partnering". A new word
for describing how Dicon has done business since our beginning in 1973.
"Partnering"
is a 1990's term for the team management approach we have always followed. In
our projects we facilitate a team of people working toward common goals,
deadlines and budgets. Through the work of this team - developers, owners,
engineers, architects, subcontractors, tenants, and ourselves - we see these
goals realized. Everybody works together as opposed to the commonly experienced
adversarial relationships which are counterproductive. We believe the team
approach, or "partnering" as it is called today, is essential to
staying on budget within the time parameters set.

Dicon will
manage every phase of the construction process - from the first drawing to the
complete, occupant-ready structure. By our incorporating the owner's input and
the expertise of the architects and subcontractors, we will produce a final
product which meets or exceeds all project requirements.
In order to
maintain quality and cost control, Dicon performs procurement services, hires
contractors, supervises subcontractors and monitors scheduling to assure that
all work is completed to the team's satisfaction.
While
construction is our business, our roots are in development. We find the range
